Two paths to pay.
Both honest. Both up front.
Most restoration companies are vague about how billing works. We are not. Here are the two ways we get paid and exactly how each one works.
Insurance claim
When a sudden event causes covered damage - burst pipe, sudden leak, fire, storm - we work directly with your insurance carrier from the first call.
We do not give you (or the insurance company) an estimate before we start. We respond, document everything we do, track every measurement and material in Xactimate (the industry-standard platform every adjuster uses), and submit a total final cost to your carrier after the work is complete. Adjusters get a full file. You get your home back.
We fight for you. Within reason, we work to get every legitimate cost covered. We know what insurance companies approve and what they push back on, and we know how to document jobs that get paid.
You are still responsible for deductibles, depreciation, and any non-covered charges - but those are clear up front. No surprises on what insurance covers vs what you owe.
This is what homeowners insurance is actually for
Homeowners insurance is not auto insurance. Filing a claim does not automatically raise your premium the way an at-fault accident does. Homeowners rates are set based on your property and area as a whole - not policed per-claim the way car insurance is. Most insurers allow a claim (or two) before rates are affected, and many do not penalize for the first claim at all. Talk to your agent if you are worried, but do not let fear of a rate hike stop you from using what you have been paying for.
The math is almost always in your favor. A typical residential mitigation job runs several thousand dollars. The rebuild that follows - drywall, flooring, paint, cabinetry, trim - usually multiplies that. In almost every case, the total cost of restoration is several times your deductible. Paying out-of-pocket to dodge a claim only makes sense for very small losses.
Your insurance is legally obligated to restore your home to pre-loss condition. That phrase has real teeth. If your kitchen floor was hardwood before the loss, they owe you hardwood after. If your bathroom had tile, they owe you tile. In practice, this often means upgraded materials, fresh finishes, and rooms that look better than they did before the damage happened. We have seen plenty of "renovations" funded entirely by legitimate insurance claims.
This is what the policy is for. You pay for it every month. Sudden, unexpected property damage is exactly the scenario it covers. We will not pressure you to file - it is your call - but we will tell you honestly whether your situation is the kind of thing insurance should be handling.
Out-of-pocket, no insurance
You are paying directly - either because the damage is not covered by your policy, you do not want to file a claim, or you just want it handled fast.
For planned work, we provide an initial estimate up front based on our standard pricing sheet, then track actual costs as the work progresses. For emergency situations (active flooding, ongoing damage), we mobilize immediately without waiting for sign-off - because the cost of waiting at 2am is almost always worse than the cost of the work itself. Either way, you pay our actual final cost based on the standard pricing sheet and the work performed.
Direct pay is cheaper than insurance work. Insurance jobs require us to document every line item in Xactimate down to rolls of tape and protective sheeting. For direct-pay work, we cut that paperwork overhead out of the price. Same quality, same protocols, lower bill - no Xactimate surcharges, no inflated emergency premiums.
When direct pay usually applies
The most common reasons we end up on a direct-pay job are mold remediation, wear-and-tear damage, and other situations insurance does not cover.
Most out-of-pocket work we do is mold. The vast majority of homeowner policies in Washington do not include mold coverage as standard - you have to add it as a separate rider, and most homeowners do not. So when mold shows up, it is usually a direct-pay job. The good news: mold jobs are exactly the kind of thing where the lower direct-pay pricing makes a real difference.
Why your policy will not cover damage you let sit. Every homeowner policy includes a duty to mitigate - that is the legal phrase. As the policyholder, you are obligated to take reasonable action to minimize damage when something goes wrong. If a leak runs for weeks, a stain spreads for months, or moisture sits long enough that mold colonies establish themselves, the carrier will (correctly) point out that the damage was preventable. That is why moving fast matters: the same situation handled in 24 hours is often a covered claim, while the same situation handled in 24 weeks is on you.

How long does a water damage project take?
Drying alone usually takes 3 to 5 days. Full mitigation typically runs a week or more total - before drying we do demo and equipment setup, and after drying there is takedown, antimicrobial treatment, and final cleaning of the work area. Those add 2 to 4 days on top of the drying window. Any rebuild work (drywall, paint, flooring) is a separate scope handled by a general contractor of your choice. We give you a realistic timeline up front - we do not underestimate.

Will the final bill match the estimate?

What types of damage do you handle?
Water damage, mold, fire and smoke, storm damage, sewage backups, and biohazard cleanup. We are a mitigation company - we stop the damage, dry and clean the structure, and document everything for your claim.
Do you do the repairs and rebuild, or just the cleanup?
We handle the mitigation: stopping the damage, removing what cannot be saved, drying, and cleaning. The rebuild afterward - drywall, paint, flooring, trim - is a separate scope handled by a general contractor of your choice. We are happy to point you toward people we trust.
Do I have to use the company my insurance recommends?
No. You can hire any licensed restoration company you choose, and your carrier still has to pay for covered work. Insurers often suggest a "preferred" vendor, but the decision is always yours.
