Day 1 — Hour 0

Emergency call & dispatch

You call 253-553-6435. We answer 24/7, even during major weather events when phones are flooded. We get the address, the type of storm damage (active flooding, roof leak, tree impact, etc.), and the urgency level.

During major events, we prioritize actively flooding homes first - that triage call gets made as calls come in.

Day 1 — Hours 1-3

Emergency stabilization

First priority is stopping additional damage. Roof leaks get tarped. Broken windows get boarded. Open structural breaches get temporarily secured. If water is actively coming in, we set up containment to direct it away from electrical and unaffected areas.

This is fast triage work. The goal is to buy time for the full assessment without letting damage spread.

Day 1 — Hours 2-6

Assessment - visible AND hidden damage

This is where PNW storm experience matters. Visible storm damage is the easy part. The harder part is finding where the water actually went - attic spaces, wall cavities behind windows, subfloor under flooring, insulation that absorbed water and held it.

Thermal imaging, moisture meters, and an experienced eye walk the entire affected envelope of the home. Everything gets documented for insurance.

Day 1 — Hours 4-8

Water extraction

Standing water, saturated carpet, attic water from roof leaks. All extracted with truck-mounted equipment. For attics specifically: extraction can be a multi-step process because attic spaces are not designed for water - we may need to remove insulation to reach the actual water-bearing surfaces.

Day 1-2 — Setup

Structural drying setup

Commercial air movers and dehumidifiers placed at calculated angles. For storm jobs, drying often spans multiple rooms or floors because water travels - we set up equipment in every affected area, not just the obvious one.

For attic water damage, drying setup includes the attic itself - which means equipment in spaces that are not always easy to reach. Doable, just takes longer.

Days 2-5

Daily monitoring

Daily moisture readings, equipment adjustment, documentation. Same as water damage drying. For storm jobs we are often drying multiple areas simultaneously, so monitoring takes a bit longer per visit.

Day 3-5 — Coordination

Repair coordination

Storm jobs almost always involve other trades. Tree removal needs an arborist. Roof repair needs a roofer. Electrical issues need an electrician. Window replacement needs a glazier.

Our scope is mitigation - extracting water, drying out the structure, and preventing secondary damage. We can recommend trades we trust if you do not have your own people, but the work itself is between you and them.

Day 5-7 — Completion

Drying complete, equipment out

Final readings, antimicrobial treatment, final cleaning, and equipment removal. Documentation packet finalized and submitted to insurance.

Before we demolish anything, Washington State law requires an asbestos survey - on every home, whether yours was built in 1906 or yesterday. It is out of our hands, so we built our process around it instead of letting it hold up your job. Here is how it actually goes:

We collect the samples

Before any demolition, we take small samples from everywhere we plan to work - drywall, vinyl flooring, the mastic underneath, anything that will be disturbed - and drop them at the lab. Washington State law requires this on every home, new or old, so we just build it into the job.

We rush the lab and wait on results

Once the samples are at the lab, we put a rush on them. We will always work to get the results turned around as fast as possible, so the job keeps flowing smoothly.

Meanwhile, we prep the home

While the samples are at the lab, we get your home ready for demolition - setting up containment, laying floor protection, staging equipment - and start your insurance paperwork if that applies. The moment results are in, we are already set up and ready to go, so no time is lost.

One clarification: we are a mitigation company, not an asbestos abatement firm. Asbestos can show up randomly, and you will never know it is there until it is tested for. We take the necessary precautions to protect your home the right way, from start to finish. If a sample comes back positive, we schedule the abatement team to take care of it. This goes through your insurance as well, at no extra cost to you.

Common storm damage scenarios we see in the PNW

  • Atmospheric river roof leaks - days of sustained heavy rain find every weak point in a roof. Water gets into the attic, then down through ceilings.
  • Wind-driven rain through window seals - older windows and seals fail under sideways rain. Damage often shows up in walls below, not at the window itself.
  • Basement flooding from saturated ground - when the soil cannot absorb any more water, it ends up in your basement. Sump pump failures during peak rain compound this fast.
  • Fallen tree damage - structural breach, water intrusion, electrical risk. Even after the tree is gone, the water and damage need urgent attention.
  • Snow load and ice dam damage - when winter does its thing, melting snow finds gaps in roofing and refreezes inside. The leaks show up later.
  • Power outage water heater / appliance failures - when power goes out, things break. Water heaters fail, sump pumps stop, drain pumps in basements quit. The aftermath looks like a storm but it is plumbing.

What to do before we arrive

  • Safety first - if you have any electrical risk in flooded areas, kill power to the area at the breaker before going in
  • If safe and you know how, shut off water at the main
  • Move valuables up, off the floor
  • Take photos and video of everything for your insurance claim
  • Do not start cleaning up until we have documented the damage

Will the final bill match the estimate?

We work to get the estimate right up front and stay within it. Storm jobs sometimes uncover hidden damage during demo, and if that happens you hear about it before the bill - never after. No surprises.

Do you do emergency tarping and board-up after a storm?

Yes. When wind or a fallen tree opens up a roof or wall, we can tarp and board it right away so rain, wind, and animals do not keep adding damage while you sort out repairs and your claim. Stabilizing the property fast is usually the cheapest move you can make.

Do you fix the roof or rebuild after the storm?

No - we are a mitigation company. Our piece is everything water-related: extraction, drying, and mold prevention, plus emergency tarping to stop further intrusion. Roof repair is a roofer’s job and the rebuild is a general contractor’s; we can refer you to people we trust.
